This 31,200-square-foot medical office building was constructed by Granger Group for Michigan Obstetrics & Gynecology PC as it sought to relocate its medical practice from Grandville, Michigan to the new Metro Health Village campus.
Residing on approximately 2.5 acres, this multi-tenant LEED certified facility houses both medical and office tenants, and was modeled after one of Granger Group’s proven designs: the Herman Miller MarketPlace, an award-winning Gold LEED certified facility that has proven its ability to provide a highly flexible, as well as satisfying and productive work environment. As with the MarketPlace, this medical office building enjoys the flexibility of moveable wall systems and collaborative work spaces. Tenant amenities include a shared conference area and fitness center, complete with locker rooms and shower facilities. Economic benefits are achieved through use of radiant heat, workspace occupancy light sensors, and the introduction of natural daylight.
Michigan Obstetrics & Gynecology PC’s practice occupies approximately 6,000 square feet of the building’s second floor, and offers its patients a private waiting area with direct elevator access, six exam rooms, NST room, procedure room, and an ultrasound room, in addition to a large physician office area and administrative facilities.
As the physician group sought a turn-key delivery solution, including cost effective financing of the overall project, Granger Group and the physicians partnered 50/50 in the ownership of the facility. This infusion of the equity allowed the transaction to be secured with long-term, non-recourse financing, and guaranteed the physicians their lead tenant positioning.
